These Terms of Use (“Terms”) govern your access to and use of realivo.com (the “Site”). By using the Site, you agree to these Terms. If you do not agree, do not use the Site.

The Site is operated by REALIVO GROUP LTD (“Realivo”, “we”, “us”, “our”), Company No. 16712204, registered office: 347 Barking Road, London, England, E13 8EE.

1) Who we are and what we do

Realivo is a hotel & hospitality brokerage/intermediary. The Site provides general information about our business. Nothing on the Site is an offer, invitation, recommendation or professional advice, nor a commitment by Realivo to provide services. Any engagement with Realivo is governed by a separate written agreement (e.g., NDA/NCNDA, mandate, fee letter).

We do not hold client money via the Site. We provide no investment, legal, tax or financial advice.

2) Changes to these Terms

We may update these Terms from time to time. The “Last updated” date will change. Material changes may be notified on the Site. Your continued use of the Site means you accept the revised Terms.

3) Eligibility & location

The Site is aimed at business users (B2B). You must be 18+ to use the Site. We make no promise that content is appropriate or available in all locations; you are responsible for compliance with local laws.

4) Privacy & cookies

Your use of the Site is subject to our [Privacy Policy] and [Cookie Policy]. Those explain how we process personal data and use cookies/analytics. By using the Site, you acknowledge those policies.

5) Intellectual property

All content on the Site (text, graphics, logos, images, video, software and arrangement) is owned by Realivo or our licensors and is protected by copyright, database and other IP rights. All rights are reserved.

You may view and print pages for your internal business purposes only. You may not copy, republish, sell, license, frame, mirror or create derivative works without our prior written consent. You may not remove or alter any copyright or proprietary notices.

6) Acceptable use (what you can’t do)

You agree not to:

use the Site unlawfully or for unlawful purposes;

attempt to gain unauthorised access to the Site, servers or data;

probe, scan or test the vulnerability of any system or network;

upload or transmit malware, viruses, worms, logic bombs or harmful code;

scrape, harvest, spider, data-mine, or use automated means to access or copy the Site without our prior written consent;

overload, disrupt or attempt to interfere with the proper working of the Site (DoS/DDoS);

impersonate any person or misrepresent affiliation;

use the Site to defame, infringe IP/privacy, or otherwise violate rights of others.

We may suspend or terminate access if these Terms are breached.

7) User content & feedback

If you send us information via forms/email (e.g., feedback, proposals), you represent that you have the right to do so and that it is accurate, lawful and non-confidential unless clearly stated otherwise. You grant Realivo a non-exclusive, royalty-free licence to use such feedback to improve our services.

Do not upload personal data of others unless you have a lawful basis and authority to do so.

8) Third-party sites & tools

The Site may link to third-party websites or use embedded services (e.g., maps, fonts, analytics, chat). We are not responsible for third-party content, policies or availability. Your use of third-party services is at your own risk and may be subject to their terms.

9) No reliance; no warranties

Content is provided for general information only. While we aim for accuracy, we do not guarantee that the Site or any content will be accurate, complete, up-to-date or free from errors or omissions. The Site is provided on an “as is” and “as available” basis.

To the fullest extent permitted by law, we exclude all warranties, conditions and representations, whether express or implied (including merchantability, fitness for a particular purpose, non-infringement, availability and security).

10) Liability

Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot be limited or excluded by law.

Subject to the foregoing:

we are not liable for: (i) loss of profits, sales, business, revenue, contracts, goodwill, reputation, anticipated savings or data; (ii) business interruption; (iii) indirect or consequential loss; and

our total aggregate liability arising out of or in connection with the Site and these Terms shall not exceed £500.

If you are a consumer in the UK (the Site is B2B-oriented), your statutory rights are not affected.

11) Security

We use appropriate technical and organisational measures to protect the Site. However, the internet is not completely secure. You are responsible for your own IT security, including antivirus and backups.

12) Force majeure

We are not responsible for failure to perform or any delay caused by events beyond our reasonable control, including acts of God, failures of telecommunications or networks, strikes, pandemics, war, or governmental actions.

13) Suspension and termination

We may suspend or terminate access to the Site (temporarily or permanently) at any time, with or without notice, if we reasonably consider that you have breached these Terms or the Site’s security or integrity is at risk.

15) Governing law and jurisdiction

These Terms and any dispute or claim (including non-contractual disputes) are governed by the laws of England & Wales. The courts of England shall have exclusive jurisdiction.

16) General

Entire agreement: These Terms constitute the entire agreement between you and us regarding use of the Site.

No waiver: A failure to enforce any provision is not a waiver of that or any other provision.

Severability: If any provision is invalid or unenforceable, the remainder remains in force.

Assignment: You may not assign or transfer your rights or obligations under these Terms without our consent. We may assign to an affiliate or successor as part of a restructure or sale.

Third-party rights: A person who is not a party to these Terms has no right to enforce any term under the Contracts (Rights of Third Parties) Act 1999.
